true dat, all pine is not created equal. We have ironwood and it's a pine.

I could suggest different products but depend your use load. Living room, covered in center with a rug? I'm liking waterbase polys these days.
Not toxic, easy clean up and easy match if you need to resurface a spot.
You gonna go naked floors all the time, I'd get stuff harder.

I did a house/hotel in New Orleans that had three thickness in the floor. The guy who built it didn't like squeaky floors so he first did cypress,(like the bricks in the street were made of before the red brick) then southern pine then oak. Serious builders in the past.

If you don't know for sure how the slab was sealed and you want to be sure I'd drill some holes and inject a silca-based sealer under the wood.
There is a product, don't know if it's available to the public, it's a commercial resin.... shoots can't find an empty can. I ask my friend and get back to you. It's used for major generator bases instead of concrete, the psi is 6 times that of cement. It's pretty amazing.
Without the sand I use the resin kit, kinda like fiberglass only it penetrates, and no fabric. It is self-leveling.

Used it on the OFFICE and this bridge, years later it's still looks good and that's outside. Two years later..

I'm converting the playa van into an RV.. This after years of sleeping under a shade.. Never had a tent at BM.. This year I only slept and used a potty in the van. Now inside use will be expanded..
Everyone knows the Doc has to be chained up in a RV late at night..

that's it. I used it to soak wood that will be getting rained on so your floors will not be soaking up that much water. Then seal it with a poly.
